Selling your beloved home can be an emotional process. Sometimes, moves are motivated by big life changes and make saying bye to family memories and neighborhood friends more difficult than you originally anticipated. While your home may have more value to you in the form of memories, you still need to decide on a realistic price point based on your home's measurable attributes. Understand, too, that not everyone will appreciate everything about your home that you did in years past. By pricing your home appropriately, you’re more likely to appeal to buyers who agree with the attached price tag.

It’s also a good idea to give yourself extra time to prep and gather your belongings before welcoming prospective buyers into your home for a tour.  This way you can reflect on what feels necessary in the space and remove personal items that may cause unexpected emotional responses.  By making your home feel less personal during the selling process, you allow prospective buyers to envision a life in your home – the ultimate goal of an open house.

Practicing patience is key. Sometimes, transactions take two to three times as long as you thought they would due to issues arising from appraisals or mortgage lenders. Be prepared to sit tight as everything works itself out.

Whether or not you’re moving under difficult circumstances, something new is ahead of you – and it will be great with a little work and a positive attitude.
